The Advantage of the Flat Fee MLS Program

The advantage of the flat fee MLS listing, is that the seller pays a listing fee of $285 upon listing the property, instead of a commission to the listing broker,  The seller then offers whatever amount of commission they want to the buyer's agent (aka Buyer Broker).  The seller is NEVER obligated to sell to a buyer brought to them by an agent or on their own and can cancel their MLS listing with at anytime without obligation or additional charge.  The commission the seller offers to the Buyer Broker is up to the Seller! Sellers can offer zero commission or offer a percent or a flat dollar amount.  The amount that is offered by the seller is provided by the Seller in the MLS listing agreement.

One big advantage for the seller in listing their property in the MLS is accessing those buyers who work exclusively through a real estate agent and don't look for the "for sale by owner".  Additionally, the MLS databases syndicate to public sites such as, Zillow, Redfin, Trulia, and hundreds of other local and national sites, which gives the seller much more exposure than just listing on a for sale by owner site or placing a sign in the front yard.

Only licensed real estate agents and brokers can access and list on the MLS. There are over 600 local MLS's in the United States. You must list your property on your local MLS to access those agents. Only then will your local buyers agent be able to find your listing.

The MLS is the most powerful tool for selling your home fast.  You will have access to listing on the MLS with only a one time listing fee of $285, and you have the option of offering any commission you desire to the buyer's agent.  You will not pay pay a commission to at closing (unless you opt for Assistance With Offers for $1200), saving you thousands on listing commissions.

PLUS, any buyer leads sent to are emailed to you, the Seller.  If the Seller sells to their own Buyer, then they pay ZERO real estate commissions.  Unlike the traditional, full service broker that solicits buyers for your property, you get the buyers avoiding all listing and selling commissions!  Remember, that commissions are ALWAYS negotiable and are never set by any agent, broker, or MLS.
